Rocklin's Pink Martini temporarily closed its doors earlier this month and a reopening date is uncertain as the owner awaits fixes to the building that he claims are the landlord's responsibility.
The restaurant and bar, which began operating at the Blue Oaks Town Center in 2017, ceased operations on Feb. 2, stating the business had closed for renovations until further notice. Owner Kyle Oliver said the issue has been ongoing since October 2023 when the business first began experiencing leaks in its dining room. He said it was discovered that some of the drain pipes in the suite's ceiling were causing pools to form, which ultimately caused a portion of the roof to collapse at one point and water to seep into the walls.
Oliver said the landlord addressed some cosmetic issues with the space since then but has "neglected" the larger drainage issue. Leaks have persisted and Oliver said he has concerns that mold could grow in the walls and ceiling if the leaks are not addressed.
Henderson, Nevada-based Rhino Investments owns Blue Oaks Town Center, having acquired it for $77.5 million in 2022. Representatives of Rhino didn't immediately respond to requests for comment.
"It's an ongoing saga and has led us to closing so that they can make the repairs," Oliver said. "Ultimately, we've got to be open to the potential that we might have to relocate, because this has gone on for so long and this is solely the landlord's responsibility. We are very frustrated but hopeful that the issues will be resolved."
Oliver said he notified property management and ownership of the center that they would be closing in February in order for them to make the repairs but have not been given any assurances since then that the issues would be addressed. He estimates the work could be done within a few weeks. He said if the business ends up having to relocate, a lawsuit seeking damages against the landlord would likely follow.
"We are small business owners in the Rocklin community, and we love it here," Oliver said. "I'm just hopeful the landlord will do the right thing and make the repairs to their building."
Blue Oaks Town Center is just off Highway 65 at Blue Oaks Boulevard. The 525,000-square-foot center was built in 2009 and is anchored by Sportsman's Warehouse, Hobby Lobby, Crunch Fitness, and Century Theatres.
